Legacy Impact Investors is an Iowa-based, privately owned real estate investment company.

We specialize in acquiring cash-flowing industrial properties in the Midwest with a focus on quality tenants in stable leases. Our team is dedicated to identifying small to mid-balance Class B industrial assets for long-term portfolio holdings. 

We have transacted in every major asset class, including executing value-add strategies to capture neglected upside potential. Our team is experienced in acquisitions, dispositions, property management, and asset management.

Stabilized

We purchase income-producing industrial properties with high-quality tenants for legacy, portfolio holdings that will produce stable cash-flow for decades.

Class

Class B or Class C Industrial Properties

Tenant Type

Single-Tenant or Multi-Tenant with a preference for Single-Tenant Assets.

 

Local, Regional, and National Tenants.

 

We will buy sale-leasebacks in all tenant classes.

Age

Year Built: 1970 or newer

Deal Size

$2-$20 Million

Location

Midwest Metropolitan Areas with at least 100,000 people within a 5-mile radius.

5 Year Minimum WALT

Value Add

We purchase value-add industrial properties with neglected upside potential. Through proven business strategies, we are able to force appreciation.

$2-$12 Million

Location

Midwest Metropolitan Areas with at least 100,000 people within a 5-mile radius.

Occupancy

Prefer 50%+ occupancy.

 

On occasion, we do consider vacant sites.
